HOW IS THE MARKET IN CLINTONVILLE?
 

Despite an early March snow, spring is here and the market is heating up. With mortgage rates dipping below 6% on average, I expect a strong spring 2026, though not the frenetic multiple-offer pace of 20–22. Multiple offers still occur, but they favor listings that have been updated but still have the Clintonville charm. Condition is the top factor right now. Buyers are being selective and are aware that repair costs are higher, so well-kept homes priced “fairly” are most likely to sell quickly and can still go for above asking.

Recent Clintonville data shows a 10% drop in average price per sqft compared to last January, while median price is up 3%. That suggests larger, higher-end homes are seeing lower $/sqft while smaller and average homes remain strong—an opportunity for sellers of smaller homes looking to move up. But sales data typically lags 50–60 days, since prices are set when contracts are accepted, not at closing and the shift from the winter to spring market happens quick.
 
Regionally, Columbus posted one of its strongest months of growth in over two years, with average prices up 7.5%. Showing that the market as a whole in Columbus is still growing strong.
